A POULTRY farm in central New South Wales has hit the market with a $100 million plus approval in hand and the potential to become one of the largest agribusiness development sites in the region.

The 618-hectare site, located at 375 McRaes Road in Goolgowi outside Griffith, has a development approval in place for a poultry broiler farm, with the capacity for 6,000,000 chickens across five farming lots.

Phil Schell, Angus Bills and Boo Harvey of CBRE Agribusiness are managing the sale on behalf of Muscat Development Pty Ltd, via an expressions of interest campaign.

Harvey joined CBRE as an associate director in mid-August, with the group moving to bolster its agribusiness platform.

“The demand for chicken meat in Australia continues to rise, and this development is perfectly-placed to take advantage of the ongoing and projected growth of the market,” said Schell.

Sitting just off the Mid-Western Highway, 17km south-west of the township of Goolgowi and 64km north-west of Griffith, the property includes dual frontage to the Wah Wah Channel and is inclusive of 1,645 delivery entitlements.

“The plans for this expansive, well-located site are impressive, and represent a key opportunity to construct and operate one of the largest broiler farms in a key hub for the poultry industry,” added Schell.

Approval has already been granted to subdivide the site into six allotments, with five for farm sites and supporting infrastructure and the sixth as a residual lot, by the Local Government Authority Carrathool Shire.

When developed, all five farms will include of machinery, storage and composting sheds, a dam and water storage tanks, a pump house, accommodation and office space.

“We’re expecting significant interest from existing participants looking to grow their operation, and developers looking to progress the plans and lease the resultant facilities to major industry players,” concluded Schell.

The expressions of interest campaign for 375 McRaes Road is set to close on 28 October.
