PROPERTY developer Billbergia and Homes NSW are set to deliver 1,300 new dwelling across Greater Sydney by 2026, providing $1.3 billion in mixed-tenure housing for 3,000 people.
The tri-party partnership between Billbergia, Homes NSW and Community Housing Providers (CHPs) Evolve Housing Group and St George Community Housing (SGCH) is on track to deliver the dwellings, which will include new social and affordable housing across developments at Lidcombe, West Ryde and Arncliffe.
The three projects are being designed, funded and delivered by Billbergia on NSW government land sites adjacent to key transport hubs.
“The ability to deploy government land assets for redevelopment makes it uniquely feasible to deliver high-quality social, affordable, and private-market homes at scale, helping to address the housing shortage,” said Rick Graf, development director at Billbergia.
“Our partnerships with Homes NSW, Evolve Housing and St George Community Housing, allow us to redevelop government land into thriving and highly connected mixed-tenure communities.”
Lidcombe and West Ryde have already been completed over the past six months, with more than 1,300 residents having moved in to their 526 new homes.
With 41% of dwellings at Lidcombe Rise being social and affordable and 20% of The Parade at West Ryde dedicated to social housing, provided by Evolve Housing.
While construction is underway on Arncliffe Central, which will comprise 804 new apartments across four tours for the inner south, with tenancy management services by Evolve and SGCH.

Back in January, Billbergia added to their busy pipeline by lodging $335 million plans for a mixed-use precinct in Sydney’s Concord West.
Arncliffe Central will also see the delivery a retail podium with a new public park, a childcare centre, and a community centre and library.
The development will deliver 196 dwellings dedicated to social housing, with an additional 406 affordable and essential worker rental homes, pending further government support.
